RECORD OF PROCEEDINGS
BOARD OF DIRECTORS’ REGULAR MEETING
THE KNOLLS VILLAGE TOWNHOUSE ASSOCIATION
A regular meeting of the Knolls Village Townhouse Association was held
on Tuesday, May 3, 2011 at the association clubhouse at
6:30 PM. Present were Directors Dick Campbell, Barbara Stokes, Peggy
Donegan and Chris Foster; Committee Chairs Barbara Arnold and Ann
Kingery; Pool Manager Jean Oatman; and Manager Warren Deutsch. Joan Rowe
was present to record the proceedings. One homeowner was also present at
the meeting.
A motion was made by Chris Foster and seconded
by Barbara Stokes to accept the April, 2011 financial statements as
presented. The motion was passed.
Peggy Donegan made a motion to approve the
minutes of the April 4, 2011 board meeting as written. The motion was
seconded by Chris Foster and was passed.
An e-mail report from Josh Lunde, Web-site Manager and Treasurer, stated that the domain name knollsvillage.org has been renewed, the March balance sheet, March minutes and May meeting agenda have been posted to the web-site.
The reserve fund balance is $490,476.00 and the
painting
fund balance is $8,145.00. The next CD is due on June 30th.
Ann Kingery, Hospitality Committee, reported that the
results of the resident survey showed that most homeowners are satisfied
with the events usually held by the committee. A drop-in coffee will be
held at the clubhouse on May 14th.
Ilena Lea, Clubhouse Committee, stated in an e-mail
that there were 16 users of the clubhouse in
April. The committee feels that the carpet in the clubhouse needs to be
cleaned, as well as, the
upholstery.
Dick Campbell stated that he has been in contact with homeowner, Marianne Mishoe to set up tennis tournaments and water aerobics for this summer.
Barbara Arnold, Architectural Control Committee,
reported that the owners of the two garage roofs that were not in
compliance have made the necessary corrections, or soon will. Some
homeowners have expressed interest in having the concrete contractor do
work for them. The painting project went well this year. In response to
some requests, the Board decided that owners of ranch units with single
gates can move the gates forward.
Warren Deutsch, Maintenance Manager, reported that the
first spray application to pine and spruce trees has been completed. The
concrete replacement project is scheduled to begin on May 9th and the
asphalt paving will begin the following week. The University Towne
Center has agreed to split the cost of replacing the fence along the
south of the complex. The sidewalks are being surveyed for areas that
will be considered for replacement. The water has been turned on and the
irrigation system is being checked and repairs are being made.
Jean Oatman, Pool Manager, stated that the pool will open on Friday, May 27th. She is still looking for lounge chairs.
A list will be prepared of absentee owners and a check
will be made of the files for rental agreements already submitted to the
Association. The Board will renew its membership in CenCON (Centennial
Council of Neighborhoods) and Barbara Stokes volunteered to be the
Association representative. Residents will be asked to place photo cells
on their front porch light to increase lighting in the area.
