BOARD OF DIRECTORS’ QUARTERLY MEETING
THE KNOLLS VILLAGE
TOWNHOUSE ASSOCIATION
A
quarterly meeting of the Knolls Village Townhouse Association was held
on Tuesday, April 5, 2011 at
the association clubhouse at 6:30 PM.
Present were Directors Barbara Stokes, Josh Lunde, Peggy Donegan,
Martin Jepkes, Joe Johnston and Chris Foster; Committee Chairs Barbara
Arnold and Harold Arnold; and Manager Warren Deutsch.
Joan Rowe was present to record the proceedings.
A
motion was made by Joe Johnston and seconded by Josh Lunde to accept the
March, 2011 financial statements as presented.
The motion was passed.
Martin
Jepkes made a motion to approve the minutes of the March 1, 2011 board
meeting as written. The
motion was seconded by Peggy Donegan and was passed.
Josh
Lunde, Web-site Manager, stated that the February minutes and balance
sheet were added to the web-site.
The December, 2010 audited balance sheet and the agenda for this
meeting were also posted. The domain name knollsvillage.org needs to be
renewed.
An e-mail from Ilena Lea, Clubhouse Committee, stated that there
were 5 users of the clubhouse for March.
The clubhouse was cleaned.
Joe Johnston, Pool Committee, reported that the pool will open on
Thursday or Friday of Memorial Day weekend.
Pool staffing and wages were discussed in executive session.
Warren Deutsch stated that the pool would be painted after this
pool season.
Barbara Arnold, Architectural Control Committee, reported that
there were 4 applications approved in March for gutters, leaf guards and
garage roof repair and replacement.
Barbara asked to Board to consider changing the non-compliance
letter to add her name and number as the contact and give the owner 30
days for compliance instead of 90 days.
Josh Lunde, Treasurer, stated that the current balance in
the reserve fund is $232,454.00 and the painting fund balance is
$59,265.03. The next CD is
due on 6/30/11.
Harold Arnold, Paint Committee, reported that this year’s paint
cycle has begun with caulking and power washing.
The contractor should be finished painting the green units by
next week. Steve Schaffner
has volunteered to co-chair the paint committee.
Warren Deutsch, Maintenance Manager, presented bids for tree
spraying, tree removal, asphalt work, concrete work, crack-filling and
fence replacement.
Joe
Johnston made a motion to approve the contract from Rushton Tree Service
for tree spraying. The
motion was seconded by Chris Foster and was passed.
There will be two applications with the first one in late May.
A
motion was made by Peggy Donegan and seconded by Joe Johnston to have
Rushton Tree Service remove four large trees and grind the stumps.
The motion was passed.
A
motion was made by Joe Johnston to approve contracts from LaFarge North
America (asphalt) and Metro Pavers (concrete).
Josh Lunde seconded the motion and it was passed.
Peggy Donegan made a motion to approve a contract from Metro Pavers for
crack-filling. The motion
was seconded by Martin Jepkes and was passed.
A
motion was made by Joe Johnston and seconded by Chris Foster to approve
the spending to pay for half of the cost to contract with Split Rail
Fence Co. to replace the fence between the association and the
University Towne Center.
The motion as passed.
The
Hospitality Committee is looking at the third Saturday in May for a drop
in coffee at the clubhouse.
There being no further business, the meeting was adjourned.
