BOARD OF DIRECTORS’ REGULAR MEETING
THE KNOLLS VILLAGE TOWNHOUSE ASSOCIATION
A regular meeting of the Knolls Village Townhouse Association was held on Tuesday, March 2, 2010 at the association clubhouse at 6:30 PM. Present were Directors Dick Campbell, Doug Hall, Martin Jepkes, Barbara Stokes, Loren Rohl and Josh Lunde; Committee Chair Don Boyson; and Manager Warren Deutsch. Joan Rowe was present to record the proceedings. Harold and Barbara Arnold were also present at the meeting.
A motion was made by Barbara Stokes and seconded by Martin Jepkes to accept the January, 2010 and February, 2010 financial statements as presented. The motion was passed.
Doug Hall made a motion to approve the minutes of the January 5, 2010 meeting as written. Martin Jepkes seconded the motion and it was passed.
An e-mailed report from Fred Langford, Web-Site manager, stated that the January minutes and the March meeting agenda were posted to the web-site. The Board is seeking someone to take over the web-site management for Fred.
Don Boyson, Architectural Control Committee, submitted several 90-day letters to the Board for action. There is one vacancy on the committee. An issue was brought up regarding the growing of tomato plants on the garage roofs. It needs to be determined if this is a violation of the covenants. Don Boyson and Harold Arnold will walk the area in this year’s paint cycle to determine if the necessary repairs have been made by the homeowners. The painting should begin around April 1st.
Doug Hall, Treasurer, reported that the reserve fund balance is $424,844.00 and the paint fund balance is $67,358.00. The next CD to mature will be April 8, 2010.
Warren Deutsch, Maintenance Manager, stated that projects include: pruning, shearing and cleanup; removal of overgrown or dying evergreens; ice scraping and removal; backflow replacement; and handrail fabrication. Warren presented bids for asphalt and concrete work, landscape maintenance, tree trimming and removal, tree spraying and summer shearing of trees and shrubs.
HOMEOWNERS’ FORUM
Don Boyson requested that replacement trees be planted as soon as
possible in the area where large trees were removed. Harold Arnold
stated that South Suburban has a matching funds program and he has
requested funds to place steps from the bench he and Barbara placed in
the greenbelt area. South Suburban will provide the materials.
A motion was made by Doug Hall and seconded by Barbara Stokes to approve the 2010 landscape maintenance contract from Blade Runners Services. The motion was passed.
Barbara Stokes made a motion to approve the contract from Rushton Tree Service for tree removal. The motion was seconded by Martin Jepkes and was passed.
Josh Lunde made a motion to contract with Rushton Tree Service for summer shearing and trimming of the trees and shrubs throughout the complex. Doug Hall seconded the motion and it was passed.
A motion was made by Josh Lunde and seconded by Barbara Stokes to approve the 2009 audited financial report prepared by the association CPA. The motion was passed.
Josh Lunde moved that Michele Giometti be retained by the association to audit the financial records and prepare the taxes for 2010. The motion was seconded by Doug Hall and was passed.
There being no further business, the meeting was adjourned.
