RECORD OF PROCEEDINGS
BOARD OF DIRECTORS’ QUARTERLY MEETING
THE KNOLLS VILLAGE TOWNHOUSE ASSOCIATION
A quarterly meeting of the Knolls Village Townhouse Association was held on Tuesday, April 6, 2010 at the association clubhouse at 6:30 PM. Present were Directors Dick Campbell, Barbara Stokes, Doug Hall, Martin Jepkes and Joe Johnston; Committee Chairs Fred Langford and Don Boyson; Pool Manager Jean Oatman; and Manager Warren Deutsch. Joan Rowe was present to record the proceedings. Also, eleven homeowners were at the meeting.
Doug Hall made a motion to accept the March, 2010 financial statements as presented. Barbara Stokes seconded the motion and it was passed.
A motion was made by Doug Hall and seconded by Barbara Stokes to approve the minutes of the March 2, 2010 meeting as written. The motion was passed.
Fred Langford, Web-site Manager, stated that the record of proceedings
from the February meeting, the March newsletter, the December, 2009
audited balance sheet, the January and February balance sheets and the
April meeting agenda have been added to the web-site.
Barbara Stokes, reporting for the Hospitality Committee, stated that the
next event will be a coffee at the clubhouse on May 15th.
An e-mail from Ilena Lea, Clubhouse Committee, stated that there were 14
users of the clubhouse in March. The windows and upholstery need to be
cleaned and there are ants in the clubhouse. Linda Fletcher will take
over for Ilena from May through August.
An e-mail from Kathy Quirk, newsletter editor, stated that the deadline
for the next issue is April 9th.
Jean Oatman, Pool Manager, reported that pool registration will take
place in May on the 8th, 9th, 22nd &23rd and at the pool after it opens
on May 26th. Dick Campbell stated that he has asked Marianne Mishoe to
again lead water aerobics this season.
It was also stated by Dick Campbell that the tennis courts should have
new locks and have new keys distributed at pool registration.
Don Boyson, Architectural Control Committee, reported that three letters
were sent to homeowners and the committee received one request for a new
roof. Mary Ann Tracey has joined the committee and one more member is
needed. The painting was started with power washing on Monday. At 2533
East Geddes Avenue the hedge between the garages is higher that the
structure and the Board was asked to advice the committee on how to
proceed with the painting of that building.
Doug Hall, Treasurer, reported that the reserve fund balance is
$430,929.00 and the painting fund balance is $72,969.00. A $50,000.00 CD
matures on April 8th. The funds will be reinvested.
HOMEOWNERS FORUM:
Issues brought up by homeowners present at the meeting included a muddy area near 2515 East Fremont Court, a request for flowering trees in the area where several large trees were removed, pet waste and the condition of some roofs in the complex.
Warren Deutsch, Maintenance Manager, reported that the March projects included the cleanup and mulching of the beds along University, installation of 5 handrails, snow removal, removal of overgrown and dying evergreens, trimming and clean-up of storm damage and general cleanup. Asphalt and concrete bids are being sought for an additional driveway (7325-7347 South Columbine Way) and sidewalk (2556-2596 East Fremont Court).
Consideration of late fees and the collection policy will be added to the May meeting agenda. Consideration of notification to homeowners regarding rental policy compliance will also be added to the May meeting agenda.
A motion was made by Barbara Stokes and seconded by Joe Johnston to spend $100.00 for the May 22nd community garage sale. The motion was passed.
There being no further business, the meeting was adjourned.
