BOARD OF DIRECTORS’ REGULAR MEETING
THE KNOLLS VILLAGE TOWNHOUSE ASSOCIATION

A regular meeting of the Knolls Village Townhouse Association was held on Tuesday, February 2, 2010 at the association clubhouse at 6:30 PM. Present were Directors Dick Campbell, Doug Hall and Martin Jepkes; Committee Chair Fred Langford; and Manager Warren Deutsch. Joan Rowe was present to record the proceedings.

NO QUORUM WAS PRESENT AT THE MEETING.

Fred Langford, Web-site Manager, stated that the December minutes, December unaudited balance sheet and the agenda for this meeting were posted to the web-site. The calendar and trash pickup schedule have been updated for 2010.

Doug Hall, Treasurer, reported that the reserve fund balance is $415,616.00 and the paint fund balance is $61,748.00.

Warren Deutsch, Maintenance Manager, reported that ongoing projects included pruning, shearing, cleanup, spot raking, removal of overgrown or dying evergreens and adding rock to some areas. The driveways and walkways have been surveyed and recommendations and bids will be ready around the middle of the month. Warren presented several contracts: tree removal ($5,380.00); spraying pine and spruce trees for insect control ($2,400.00); summer shearing and trimming of trees and shrubs ($13,000.00); and the lawn maintenance contract for 2010 ($55,480.00). As no quorum was present these contracts will be on the March meeting agenda.

In discussions with the insurance agent about the theft of some of the back flow devises, Warren ascertained that the pool, pool fence, tennis courts, lights, signs and the shed and its contents are not covered.

Because of high water usage on one meter, Warren Deutsch will have Denver Water leak detection service come out.
