BOARD OF DIRECTORS’ REGULAR MEETING
THE KNOLLS VILLAGE TOWNHOUSE ASSOCIATION
A regular meeting of the Knolls Village Townhouse Association was held on Tuesday, November 3, 2009 at the association clubhouse at 6:30 PM. Present were Directors Loren Rohl, Dick Campbell, Barbara Stokes, Josh Lunde, Joe Johnston and Martin Jepkes; Committee Chairs Fred Langford, Ann Kingery, Don Boyson, Ilena Lea and Joy Stanton; and Manager Warren Deutsch. Joan Rowe was present to record the proceedings.
A motion was made by Dick Campbell and seconded by Barbara Stokes to accept the financial statements for October, 2009 as presented. The motion was passed.
Joe Johnston made a motion to approve the minutes of the October 6, 2009 board meeting as written. The motion was seconded by Josh Lunde and was passed.
A motion was made by Barbara Stokes to approve the minutes of the October 13, 2009 annual meeting as written. Doug Hall seconded the motion and it was passed.
Fred Langford, Web-site Manager, stated that the September minutes, the September balance sheet, the October newsletter and the November meeting agenda have been posted to the web-site. Conversion of the web-site is nearing completion. On the new web-site, Excel balance sheets will be converted using only the PDF conversion.
Ann Kingery, Special Events Committee, stated that the Christmas party is set for December 12th at the clubhouse. A flyer will be sent in the next newsletter.
Joy Stanton and Ilena Lea, Clubhouse Committee, reported that there were 18 reservations of the clubhouse in October. The committee thanked Warren, Victor and Barbara for cleaning the clubhouse. A CO detector has been installed. The committee has revised the clubhouse rules and will be more forceful in inspecting the clubhouse after each use. It was decided that homeowners using the clubhouse will be given the remote controls for the air conditioners for use during their functions. The committee stated that they will be purchasing new holiday decorations for the clubhouse. The committee also requested a “Private Party” sign.
Dick Campbell, Tennis Committee, stated that the binding on the tennis court net will be repaired or a new net will be purchased.
Don Boyson, Architectural Control Committee, sated that the last meeting of the committee was held on October 19th and the next meeting will be in February, 2010. There is one vacancy on the committee. There were 11 requests in October and 11 90-day notices were sent. There is one expired 90-day notice.
The idea of putting together a list for the newsletter of snow shovelers for homeowners needing that service was discussed.
Doug Hall, Treasurer, reported that the reserve fund balance is $385,545.00 and the painting fund balance is $44,916.00.
Warren Deutsch, Maintenance Manager, reported that the October projects were: the sprinkler system was checked and repaired before it was shut down, the control joints in the new driveway, pan and apron were caulked, leaf collection, and miscellaneous sidewalk and street repairs. A request has been made to Xcel Energy regarding the relocation of a street light in a spruce tree at University and South Knolls Way. Because of the vehicles that have lost control and ended up on the sidewalk and lawn area of 2421 East Geddes Place, Warren suggested that a light weight barrier of 6” x 8” wooden posts be installed between the bushes close to University to absorb any impact and slow a vehicle.
A motion was made by Dick Campbell and seconded by Joe Johnston to purchase gift certificates for the pool staff. The motion was passed.
Election of Officers:
A motion was made by Doug Hall and seconded by Martin Jepkes to elect
Dick Campbell as President.
A motion was made by Dick Campbell and seconded by Barbara Stokes to
elect Loren Rohl as Vice-President.
A motion was made by Dick Campbell and seconded by Josh Lunde to elect
Doug Hall as Treasurer.
A motion was made by Doug Hall and seconded by Dick Campbell to elect
Josh Lunde as Secretary.
All Motions were passed.
There being no further business, the meeting was adjourned.
