BOARD OF DIRECTORS’ REGULAR MEETING
THE KNOLLS VILLAGE TOWNHOUSE ASSOCIATION

A regular meeting of the Knolls Village Townhouse Association was held on Tuesday, September 1, 2009 at the association clubhouse at 6:30 PM. Present were Directors Dick Campbell, Doug Hall, Barbara Stokes, Josh Lunde and Rick Olson; Committee Chair Don Boyson; and Manager Warren Deutsch. Joan Rowe was present to record the proceedings.

A motion was made by Rick Olson and seconded by Doug Hall to accept the financial statements for August, 2009 as presented. The motion was passed.

Barbara Stokes made a motion to approve the minutes of the August 4, 2009 board meeting as written. The motion was seconded by Josh Lunde and was passed.

An e-mailed report from Fred Langford, Web-site Manager, stated that the July balance sheet and September meeting agenda were added to the web-site. The web-site format transformation is progressing.

A report from the Clubhouse Committee stated that there were 14 uses of the clubhouse in August.

Dick Campbell, Pool and Tennis Committee, reported that the pool closed after Labor Day and that the plastic on the tennis court nets needs to be re-stitched. Dick also asked the Board to approve the purchase of a gift card for Marianne Mishoe for her work with a water aerobics program and round robin tennis tournaments.

A motion was made by Dick Campbell and seconded by Barbara Stokes to purchase a Target gift card for Marianne Mishoe in the amount of $100.00 for her volunteer work this season at the pool and tennis courts. The motion was passed.

Don Boyson, Architectural Control Committee, reported that there were 14 requests submitted in June, July and August. Five 90-day letters were sent and a few 90-day letters were turned over to the Board.

The deadline for the next newsletter is Thursday, September 3rd.

Doug Hall, Treasurer, reported that the reserve fund balance is $407,909.00 and the paint fund balance is $33,695.00. The funds from the T-bill that matured in August will be reinvested in a 12-month CD.

The Board began discussions for a future dues increase. After discussions with the painter, it will be known if the painting portion of the dues will need to be increased.

Warren Deutsch, Maintenance Manager, stated that a lot of the aprons need work. Asphalt removal and replacement, surface patching and crack filling will be gin on September 14th. Seal-coating is scheduled for September 28th and 29th.

An insurance claim has been made for a slip and fall near 2750 East Fremont Place. A cottonwood tree in the area had lifted the sidewalk. The insurance company is offering a medical payment settlement.

There will be two positions on the Board open at the annual meeting on October 13th. Rick Olson and Barbara Stokes have decided to run for re-election to those positions.

The Board will begin work on the preliminary budget for 2010 that will be presented to the homeowners at the annual meeting. The Board may schedule a Saturday meeting to put the numbers together.
