BOARD OF DIRECTORS’ REGULAR MEETING
THE KNOLLS VILLAGE TOWNHOUSE ASSOCIATION

A regular meeting of the Knolls Village Townhouse Association was held on Tuesday, June 2, 2009 at the association clubhouse at 6:30 PM. Present were Directors Loren Rohl, Dick Campbell, Doug Hall, Barbara Stokes, Josh Lunde and Joe Johnston; Committee Chairs Ann Kingery and Adele Nold; and Manager Warren Deutsch. Joan Rowe was present to record the proceedings.

A motion was made by Barbara Stokes and seconded by Dick Campbell to accept the financial statements for May, 2009 as presented. The motion was passed.

Josh Lunde made a motion to approve the minutes of the May 5, 2009 board meeting as written. The motion was seconded by Barbara Stokes and was passed.

An e-mail report from Fred Langford, Web-site Manager, stated that the April minutes, April balance sheet, May newsletter and this meeting’s agenda have been posted to the web-site.

Ann Kingery and Adele Nold, Special Events Committee, reported that about 50 people attended the event for the opening of the pool. The next event will be an ice cream social on July 26th from 2 to 4 pm. The Labor Day picnic will be catered by Bennett’s Barbeque. The committee may not hold an event in October.

A report from the Clubhouse committee stated that there were 14 uses of the clubhouse in May.

Dick Campbell, Recreation Committee, reported that the pool was opened on time. Dick stated that he has asked homeowner Marianne Mishoe to organize a water aerobics class to begin on June 18th and to set up a round robin tournament for the tennis players in the complex.

Doug Hall, Treasurer, reported that the funds in the reserve account total $383,844.00 and the painting escrow fund totals $16,865.00. With the total in the reserve money market being $233,923.00 and two $50,000.00 T-bills coming due on May 28th and June 4th, the Board decided to begin purchasing CD’s and to ladder the maturity dates.

Warren Deutsch, Maintenance Manager, reported that the painting for this year has been completed. The concrete and asphalt projects have also been completed. The project for June include: pruning lower branches and deadwood; sprinkler system maintenance, joint sealing on the new concrete pans and aprons; shrub bed restoration; weed control and general cleanup. Rushton Tree Service has proposed shearing and pruning services for $32.00 per hour (the same rate as last year).

A motion was made by Dick Campbell and seconded by Barbara Stokes to accept the bid from Rushton Tree Service for shearing and pruning this year and to spend up to $15,000.00. The motion was passed.

The community garage sales will be held this Saturday, June 6th.

The Board will have a walk through of the property on June 13th at 8:00 am.

There being no further business, the meeting was adjourned.

The Board conducted an executive session after the regular meeting.
