BOARD OF DIRECTORS’ QUARTERLY MEETING
THE KNOLLS VILLAGE TOWNHOUSE ASSOCIATION
A quarterly meeting of the Knolls Village Townhouse Association was held on Tuesday, April 7, 2009 at the association clubhouse at 6:30 PM. Present were Directors Dick Campbell, Barbara Stokes, Rick Olson, Doug Hall, Josh Lunde and Joe Johnston; Committee Chair Fred Langford; and Manager Warren Deutsch. Joan Rowe was present to record the proceedings. Twelve homeowners were also present at the meeting.
A motion was made by Doug Hall and seconded by Josh Lunde to accept the financial statements for January, February and March, 2009 as presented. The motion was passed.
Rick Olson made a motion to approve the minutes of the March 3, 2009 board meeting as written. The motion was seconded by Joe Johnston and was passed.
A motion was made by Barbara Stokes and seconded by Rick Olson to accept the 2008 annual audited report from Omeron and Associates and to post the report on the web-site. The motion was passed.
Fred Langford, Web-site Manager, reported that the December, 2008 balance sheet, the February, 2009 minutes and the March newsletter have been posted on the web-site.
The volunteer appreciation cook-out is scheduled for May 17th. The committee chairs will be asked to provide a count of volunteers able to attend.
It was announced that Ann Kingery and Adele Nold will co-chair the special events committee. The committee will meet on the last Wednesday of each month. The events planned for this year are: a swimming season kick-off on Memorial Day weekend; an ice cream social during the summer; the Labor Day picnic; and a coffee in October.
It was reported that Jean Olson, Pool Manager, is reviewing the staffing for this season and will attend the May board meeting to present here plans for the 2009 pool season.
Doug Hall, Treasurer, stated that the reserve fund balance is $439,500.00 and the painting fund balance is $62,340.00. There is one CD that matures on April 9th. The balance of the reserve portfolio is invested in the U. S. Government money market fund and two T-bills that mature in May and November.
Warren Deutsch, Maintenance Manager, reported that the driveway reconstruction project will begin on April 13th and will take about two weeks to complete. The painting project will begin on April 8th with pressure washing and the first building will be painted on April 13th. Management for the University Town Center indicated that the fencing would be repaired and the NE walkway entrance will be reopened. Some of the work that was completed by the staff included winter pruning, general cleanup, installing two handrails, plant trees, snow removal and other general maintenance. The re-landscaping of a driveway area has been delayed.
HOMEOWNERS FORUM Issues discussed by the homeowners present at the meeting included: the timing of the asphalt work and painting of the buildings; a change in the colors of the buildings; issues with the shopping center; the mixture of the landscaping materials in the fronts of the buildings; replacement tress; possibility of a stop light being installed at South Knolls Way or East Geddes Avenue; and renter issues.
The community wide garage sale is set for June 6th. Nan Mathews is coordinating the event and the details will be discussed at the May meeting.
