BOARD OF DIRECTORS’ REGULAR MEETING
THE KNOLLS VILLAGE TOWNHOUSE ASSOCIATION
A regular meeting of the Knolls Village Townhouse Association was held on Tuesday, August 5, 2008 at the association clubhouse at 6:30 PM. Present were directors Doug Hall, Cheryl Scher, Dick Campbell, Don Rothschild, Barbara Stokes and Rick Olson; Committee Chairs Fred Langford, Ann Eastridge, Ilena Lea and Don Boyson; and Manager Warren Deutsch. Joan Rowe was present to record the proceedings. Also present were 2 homeowners.
A motion was made by Don Rothschild and seconded by Doug Hall to accept the financial statements as presented. The motion was passed.
Doug Hall made a motion to approve the minutes of the July 1, 2008 meeting as written. The motion was seconded by Cheryl Scher and was passed.
Fred Langford, Web-site Manager, stated that the June minutes, June balance sheet, July newsletter and the August meeting agenda have been posted to the web-site. Fred is working on a Paint Colors Guide for the web-site.
Ann Eastridge, Special Events Committee, stated that there was a great turnout for the ice cream social. The next event is the Labor Day picnic. The committee has asked the Board to recognize and welcome new homeowners at the picnic.
Ilena Lea, Clubhouse Committee, reported that the clubhouse was used 12 times in July. Ilena has resigned as full time chair of the committee and the duties will now be shared by committee members, each serving for a 4-month period.
Richard Campbell, reporting for the Pool and Tennis Committees, asked that the association purchase a locking refrigerator for the pool and maintenance staff. The refrigerator would be placed in the basement of the clubhouse. It was reported that there were about 145 people attending the ice cream social at the pool. The closing of the pool will be about one week after Labor Day, weather permitting. An article will be placed in the newsletter regarding the use of the tennis courts for tennis only.
Doug Hall, Treasurer, stated that the total reserve fund balance is $361,670.00 and the painting fund balance is $17,297.00. Bob Evans, Don Rothschild and Steve Snyder have volunteered to join Doug on the Finance Committee. As CD’s mature, the funds will be reinvested in US T-bills with laddered maturity dates.
As the Ad Hoc Landscape Committee has been dissolved, the Board has asked Barbara Stokes to chair a permanent Landscape Committee to be organized under the Architectural Control Committee. Barbara will think about it.
Don Boyson, Architectural Control Committee, reported that six 90-day letters have been sent and the committee has received about six requests for changes.
Warren Deutsch, Maintenance Manager, reported that the irrigation system repairs are an ongoing, daily activity for the maintenance staff. The staff will be finishing the landscaping of the bed areas where junipers were removed. Rushton will be about 80 hours under the budgeted amount for trimming.
Homeowners present at the meeting discussed issues regarding the sprinkler system.
A motion was made by Barbara Stokes and seconded by Don Rothschild to purchase a Do-It-Yourself kit from Association Reserves for $299.00 to update the reserve study. The motion was passed. The goal is to have an updated study before year-end.
The Board reviewed the Pet policy and stated that that only the items numbered 6 to11 can be enforced by the Association. The other items are included in the ordinances of the City of Centennial. The policy will be reworked and put on the agenda for the September Board meeting.
Cheryl Scher, Nominating Committee, stated that persons interested in the running for the openings on the Board need to submit their profiles by September 1st.
