BOARD OF DIRECTORS’ QUARTERLY MEETING
THE KNOLLS VILLAGE TOWNHOUSE ASSOCIATION

A quarterly meeting of the Knolls Village Townhouse Association was held on Tuesday, July 1, 2008 at the association clubhouse at 6:30 PM. Present were directors Doug Hall, Cheryl Scher, Dick Campbell, Loren Rohl, Don Rothschild and Barbara Stokes; Committee Chairs Fred Langford, Ann Eastridge and Ilena Lea and ; Pool Manager Jean Oatman; and Manager Warren Deutsch. Joan Rowe was present to record the proceedings. Also present were 13 homeowners.

A motion was made by Don Rothschild and seconded by Dick Campbell to accept the financial statements as presented. The motion was passed.

Dick Campbell made a motion to approve the minutes of the June 3, 2008 meeting as written. The motion was seconded by Don Rothschild and was passed.

Fred Langford, Web-site Manager, stated that the May minutes, May balance sheet, June newsletter and the July meeting agenda are posted on the web-site.

Ann Eastridge, Special Events Committee, stated that the next event is planned for July 20th. The Labor Day picnic will have light entertainment.

Ilena Lea, Clubhouse Committee, reported that the clubhouse was used 11 times in May and 5 times in June. There are 12 uses scheduled for July and 10 for August. The floor coverings have been replaced and the interior painting has been completed. The windows will be washed.

Doug Hall, Treasurer, stated that the total reserve fund balance is $377,994.00 and the painting fund balance is 11,650.00. There are two CD’s due in August. The Finance Committee needs members to begin the preparation of the 2009 budget.

Warren Deutsch, Maintenance Manager, reported that the asphalt work will begin soon. The maintenance staff is working daily on repairs to the sprinkler system. The City of Centennial is doing concrete and asphalt work on the city streets in the area. Costs for pruning and shearing services have been submitted by Blade Runners and Rushton Tree.

Barbara Stokes, Ad Hoc Landscape Committee, stated that the pilot landscaping project has been completed.

Issues brought up at the homeowners’ forum included: approval and disapproval of the new landscaping pilot project; some changes to the pool rules regarding older teens and guests; issues regarding drainage and approved plantings; and the security of the association’s reserve funds. The owners present were told that the new landscaping was a pilot project and no contracts are in place to continue.

Jean Oatman, Pool Manager, stated that attendance at the pool has been good and that a new employee was hired.

Kathleen Sutton stated that the new clubhouse carpet has a 10 year warranty.

No quote has been received from Association Reserves to update the association’s reserve study.

A motion was made by Don Rothschild and seconded by Dick Campbell to approve the services of Rushton Tree Services for pruning and shearing.

From their walk through of the complex, the Board will make a list of maintenance items to be addressed. The list will be given to the maintenance crew.

The Board members were given a draft of Rules and Regulations Regarding the Ownership of Pets to review, update and eventually to adopt.
