BOARD OF DIRECTORS’ REGULAR MEETING
THE KNOLLS VILLAGE TOWNHOUSE ASSOCIATION

A regular meeting of the Knolls Village Townhouse Association was held on Tuesday, June 3, 2008 at the association clubhouse at 6:30 PM. Present were directors Doug Hall, Cheryl Scher, Dick Campbell, Rick Olson and Don Rothschild; Committee Chairs Fred Langford and Don Boyson; Pool Manager Jean Oatman; and Manager Warren Deutsch. Joan Rowe was present to record the proceedings. Also present were six homeowners.

A motion was made by Don Rothschild and seconded by Cheryl Scher to accept the financial statements as presented. The motion was passed.

Rick Olson made a motion to approve the minutes of the May 6, 2008 meeting as written. The motion was seconded by Doug Hall and was passed.

Fred Langford, Web-site Manager, stated that the April minutes, April balance sheet, May newsletter and the June meeting agenda are posted on the web-site. The Articles of Incorporation have been added to the web-site and twenty documents files are in a new file, in PDF format, named “Association Documents”.

Don Boyson, Architectural Control Committee, reported that five ninety-day letters have been sent. There were seven requests for changes in May. The committee is working on specifications for the back gates. There may be a bid for next spring’s painting in the next 30 days and new color choices may be considered.

The pool opened on Memorial Day weekend and the pool party was a success. The painting of the interior of the clubhouse will begin on June 9th and the carpet and tile will be installed after that.

During the Homeowners’ Forum, issues discussed were; the new building front landscaping project, dog barking, drain pans, noise issues and renter issues.

Doug Hall, Treasurer, stated that the reserve fund total is $378,173.00 and the painting fund total is $6,042.00.

Warren Deutsch, Maintenance Manager, reported that the small pool was painted, some touch-up painting was done in the large pool and that, long-term, there may need to be concrete replacement in the pool area. The beds at the entrance and along a retaining wall have been planted. Spraying for broadleaf weeds has been completed. The driveway replacement should begin on Monday. The installation of the new pool gate is not satisfactory. Pruning bids have been obtained from Blade Runners and Rushton Tree, but no contract was approved.

The Board will have a walk through of the property on June 14th at 8:00 am.

The Board went into executive session to discuss personnel issues.
