RECORD OF PROCEEDINGS
BOARD OF DIRECTORS' REGULAR MEETING
THE KNOLLS VILLAGE TOWNHOUSE ASSOCIATION
A regular meeting of the Knolls Village Townhouse Association was
held on Tuesday, October
2, 2007 at the association clubhouse at 6:30 pm. Present were directors:
Dick Campbell, Don
Rothschild, Rick Olson, Barb Arnold, Barb Stokes, Cheryl Scher;
Committee chairs Fred
Langford, Marilyn Heinle, Harold A Arnold, Don Boyson and Manager Warren
Deutsch. Joan
Rowe was ill, so Board secretary, Cheryl Scher, recorded the
proceedings.
A motion was made by Don Rothschild and seconded by Rick Olson to
approve the
minutes of the September 4, 2007 meeting as written. The motion passed.
Barb Arnold made a motion to accept the financial statements as
presented. The motion
was seconded by Barb Stokes and was passed.
A candidate for Littleton School Board asked Dick Campbell if he
could come to the October 6
coffee at the clubhouse to meet and greet homeowners. A motion was
made by Barb Stokes
that the candidate be allowed to come to the coffee to meet and greet
the homeowners.
It was seconded by Don Rothschild. The motion was not passed.
Fred Langford presented his report. The balance sheet for August, the
minutes for August, the
September newsletter and the October meeting agenda have been posted on
the KVTA
website.
Marilyn Heinle, Hospitality Committee, said the coffee is set for
Saturday, October 6 at the
clubhouse and the signs have been set up along Knolls Way to advertise
it. Doug Hall, one of
the candidates, will not be able to attend the coffee. Marilyn wasn't
sure if Loren Rohl would be
attending either but he will be supplying some of the refreshments for
the coffee.
Dick Campbell, Pool and Tennis Chairman, presented the pool year-end
report written by Jean
Oatman, pool manager, since she was not present. The pool had a lot of
use this year, both
during open swimming and adult-only swimming, as well as Tai Chi and
water exercises. The
year-end swim meet brought more children and adults than last year. All
the pool improvements
enhanced its functioning this summer. Jean thanked everyone for their
help with the pool this
year.
Since Jean is looking for full time employment, she will not be
working at the pool as she did
this past summer; however, in her report, she said she hoped to be able
to to continue to
manage the pool and may be able to help on weekends. Dick is going to
speak with the
Arapahoe Swim Coach about high school students who would be interested
in working at the
pool next summer.
The tennis courts have been used quite a bit this summer and there
have only been two
incidents of people being on the court who weren't using it for tennis
purposes.
Don Boyson said the last meeting of ACC will be this month with ACC
taking off November,
December, and January. There is an opening for another member of ACC
since one member is
leaving the committee.
Harold Arnold, newsletter editor, asked if the Board wanted to host a
Christmas party again this
year. Barb Arnold made a motion to have the Christmas party at
the clubhouse on
December 8, 2007, it was seconded by Cheryl Scher and passed. The
time will be from
4pm to 8 pm. Harold will check to see if Santa and Mrs. Claus will
attend again.
Harold will not be doing the newsletter anymore beginning January 1,
2008. He will put a notice
in the coming newsletters asking for a volunteer to carry on and will be
willing to help someone
get started with this. There will be no newsletter in January. It will
begin again in February 2008.
There are also 4 vacancies for newsletter deliverers.
Barb Arnold, treasurer, presented her report and the proposed budget
for 2008 which she will
present again Tuesday, October 9, to the homeowners at the Annual
Meeting. A motion to
accept the budget for 2008 was made by Don Rothschild, seconded by Barb
Stokes and
carried.
Warren Deutsch, Maintenance Manager, said that additional funds were
needed for asphalt
repair. He explained the concrete replacement that is being done and
additional concrete work
that needed to be done. A motion for an additional $7241.60 for
asphalt work was made by
Don Rothschild, seconded by Rick Olson and passed
Sewer work is to begin Wednesday, October 3, 2007.
Blade Runners has submitted pricing for snow removal services and their
pricing is competitive
with other contractors. Warren said it is a good idea for Blade Runners
to have both the mowing
contract and the snow removal contract. He will apprise the Board of
their pricing after he has
further discussion with them regarding our needs. They have front
loaders, as do Decostamp
and Metro Pavers should we need them for snow removal.
Barb Stokes asked about putting up a handrail next to stairs which
lead to mailboxes near her.
She said a homeowner has fallen twice on the stairs in winter. Warren
said we could get a
handrail in 2 to 3 weeks from the welder with a cost of $50 and then it
would need to be primed,
painted and set which would take half a day. He doesn't have time right
now to do this and
would get it in before a freeze.
The light at 2797 EGA, Don Boyson's home, has not been put up yet
since the electrician has
not called back.
Dick Campbell requested the light at the end of Kim's unit on his
driveway be fixed since
hooligans have been breaking the light on the pole at the end of this
drive, hanging out there
during the middle of the night and throwing garbage on the ground.
Police have been called but
they disperse before the police can catch them. Warren will contact the
owner to see about
using the light and Dick will speak to Kim.
Warren is still taking out junipers and has 1 or 2 left that are on
the list. He said that he and
Victor are having to do extra work that has been done by ACC in the past
so they are catching
up on the juniper removal when they can. He would also like a plan for
juniper removal for next
year.
An ad hoc committee has been formed to devise an overall plan for
landscaping for the
community. The committee is comprised of Barb Stokes, Don Rothschild,
Rick Olson and
Cheryl Scher. The first meeting will be Saturday, October 13, 2007.
Warren said that the
Extension Office on Datura might be willing to speak to the committee.
There being no further business, the meeting was adjourned.
