BOARD OF DIRECTORS’ REGULAR MEETING
THE KNOLLS VILLAGE TOWNHOUSE ASSOCIATION
A regular meeting of the Knolls Village Townhouse Association was held on Tuesday, June 5, 2007 at the association clubhouse at 6:30 PM. Present were directors Barbara Arnold, Cheryl Scher, Dick Campbell, Don Rothschild, Richard Olson and Barbara Stokes; Committee Chairs Harold Arnold, Marilyn Heinle and Fred Langford; Pool Manager Jean Oatman; and Manager Warren Deutsch. Joan Rowe was present to record the proceedings. There was also one resident present at the meeting.
A motion was made by Don Rothschild and seconded by Richard Olson to accept the financial statements, as presented. The motion was passed.
Don Rothschild made a motion to approve the minutes of the May 1, 2007 meeting as written. The motion was seconded by Cheryl Scher and was passed.
Fred Langford, Web-Site Manager, stated that the April minutes, April balance sheet, May newsletter and June meeting agenda have been posted on the web-site.
Marilyn Heinle, Hospitality Committee, reported that the coffee was a success. The next event will be the ice cream social on July 22nd and that a clown will be hired for the event.
Barbara Stokes made the report for the Clubhouse Committee. There were 12 uses of the clubhouse in May. An article will be placed in the next newsletter asking for more Mah Jongg players.
Dick Campbell, Pool Committee, stated that the new pump has been installed and the pool opened for the season on Friday, May 25th.
Harold Arnold, Newsletter Editor, reported that 12 owners will open their patio areas for a tour on June 17th from 4 PM to 6 PM. A list of addresses will be in the newsletter.
Barbara Arnold, Treasurer, stated that the reserve fund balance is $381,876.00 and the balance in the painting fund is $32,980.00.
Barbara Stokes and Cheryl Scher will plan a thank you party for volunteers in the association.
Warren Deutsch, Maintenance Manager, reported that TruGreen will be pruning about mid-month. Sprinkler repairs are on-going and the area for the maintenance building will be prepared starting tomorrow. There has been some tree and shrub planting and some landscaping restoration. The clubhouse windows are scheduled to be cleaned on June 15th. New, more legible numbers are being considered for the clubhouse.
Three young boys (Andrew, Colin and Patrick) asked the Board to consider letting them place a “fort” near 2843 East Geddes Place. The location is close to a retaining wall and is screened by a spruce tree and junipers. The Board decided that they would look at the area on the next walk thru and let the boys know after that.
Barbara Arnold made a motion and it was seconded by Cheryl Scher to approve the Policy Regarding Conduct of Meetings. The motion passed.
Barbara Arnold made a motion and it was seconded by Don Rothschild to approve the Policy Regarding the Adoption and Amendment of Policies. The motion passed.
Barbara Arnold made a motion and it was seconded by Barbara Stokes to approve the Policy Regarding Inspection and Copying of Association records. The motion was passed.
Barbara Arnold made a motion and it was seconded by Richard Olson to approve the Collection Policy. The motion was passed.
Barbara Arnold made a motion and it was seconded by Cheryl Scher to approve the Reserve Fund Investment Policy. The motion passed.
Barbara Arnold made a motion and it was seconded by Don Rothschild to approve the Policy Regarding Dispute Resolution. The motion passed.
Barbara Arnold made a motion and it was seconded by Cheryl Scher to approve the Enforcement Policy and Procedures. The motion passed.
Barbara Arnold made a motion and it was seconded by Richard Olson to approve the Director Conflict of Interest Policy. The motion passed.
The Board will walk through the property on June 6th, June 11th and June 13th. An additional meeting will be held on June 16th.
A bid for asphalt and concrete work from Metro Pavers is expected soon and the work will be scheduled for mid-July, if possible.
Parking problems on the city streets in the complex should be solved by neighbor to neighbor communication or communication with the City of Centennial. The Association has no control of the city streets.
There being no further business, the meeting was adjourned.
