BOARD OF DIRECTORS' REGULAR MEETING
THE KNOLLS VILLAGE TOWNHOUSE ASSOCIATION
A regular meeting of the Knolls Village Townhouse Association was held on Tuesday, February 6, 2007 at the association clubhouse at 6:30 PM. Present were directors Loren Rohl, Barbara Arnold, Cheryl Scher, Dick Campbell, Don Rothschild, Richard Olson and Barbara Stokes; Committee Chairs Harold Arnold, Don Boyson, Fred Langford and Ilena Lea; and Manager Warren Deutsch. Joan Rowe was present to record the proceedings. Two homeowners were also present at the meeting.
Don Rothschild made a motion to approve the minutes of the January 2, 2006 meeting as written. The motion was seconded by Dick Campbell and was passed.
Fred Langford, Web-site Manager, stated that the December 31, 2006 balance sheet (un-audited) and the November and December minutes have been posted on the web-site.
Ilena Lea, Clubhouse Committee, reported that there were 10 uses of the clubhouse in January.
Don Boyson, Architectural Control Committee, presented a draft of a new violation notice letter and asked the Board to approve it.
Harold Arnold, Newsletter Editor, reported that the next newsletter will be delivered this week. An information contact person for each alley will be sought.
Barbara Arnold, Treasurer, reported that the reserve fund total is approximately $357,906.00 and the painting escrow fund total is $10,405.00.
Warren Deutsch, Maintenance Manager, stated that there are several invoices for snow removal that are in dispute and he will be in contact with the branch manager of the contractor on Monday. The snow blowers purchased by the Association are working well and should clean sidewalks with fewer man hours and provide faster service for the residents.
Questions from the homeowners regarding procedures for bringing issues to the Board’s attention were discussed.
A special meeting of the Board will be held on Saturday, February 17th at 8:00 am to discuss compliance with SB 05-100 and SB 06-89.
The status of any overage of the operating fund has not yet been determined. Landscaping projects for 2007 already planned will be prioritized and any additional projects will be determined after a walk through that will be held sometime after the snow melts.
An electronic vote in December, 2006 approved the spending of up to $650.00 for a desktop computer for the Association. Information needs to be obtained as to the capacity, what should be stored on the computer and who would set everything up and maintain the files.
A plan for homeowners to adopt a fire hydrant was presented.
