BOARD OF DIRECTORS’ QUARTERLY MEETING
THE KNOLLS VILLAGE TOWNHOUSE ASSOCIATION
A quarterly meeting of the Knolls Village Townhouse Association was held on Tuesday, January 2, 2007 at the association clubhouse at 6:30 PM. Present were directors Barbara Arnold, Cheryl Scher, Dick Campbell, Don Rothschild, Richard Olson and Barbara Stokes; Committee Chairs Harold Arnold, Don Boyson and Fred Langford; and Manager Warren Deutsch. Joan Rowe was present to record the proceedings. One homeowner was also present at the meeting.
A motion was made by Don Rothschild and seconded by Barbara Stokes to accept the financial statements as presented. The motion was passed.
Barbara Stokes made a motion to approve the minutes of the December 5, 2006 meeting as written. The motion was seconded by Barbara Arnold and was passed.
Fred Langford, Web-site Manager, stated that the November 30, 2006 balance sheet, the December newsletter and the January meeting agenda have been posted on the site.
The search for a replacement for the swimming pool pump has been placed on hold.
Don Boyson, Architectural Control Committee, stated that the next meeting of the committee will be in February. Don will attend the planning meeting of the Board on January 13th.
Harold Arnold, Newsletter Editor, reported that there will be no newsletter in January. The Christmas party was attended by about 50 homeowners and was a success. It was suggested that a list of people available to shovel snow be compiled for the newsletter for homeowners needing the service. It was also suggested that the association consider having block captains.
Barbara Arnold, Treasurer, reported that the reserve fund total at December 31, 2006 is $346,725.00 and the painting escrow fund total is $4,760.00. The $18,000.00 loan in September to the painting fund from the reserve funds was repaid in December.
Warren Deutsch, Maintenance Manager, stated that besides the large snow blower the association is purchasing, a smaller one also be purchased. Real Painting helped with the snow removal.
By electronic vote, the Board approved the spending of $2,500.00 for a large snow blower. Barbara Arnold made a motion to also spend up to $900.00 for a smaller snow blower. The motion was seconded by Don Rothschild and was passed.
A motion was made by Don Rothschild and seconded by Barbara Arnold to increase the hourly rate for plowing by Warren Deutsch to $75.00. The motion was passed.
The homeowner present at the meeting stated that she was having a problem with her neighbor over a common wall issue. The Board suggested that she should communicate with the neighbor to resolve the problem because the Board does not have the authority to settle disputes between neighbors.
The Board members were asked to have read the attorney’s response for compliance with SB05-100 and SB06-89 in order to discuss it at the January 13, 2007 meeting. Not all invoices for 2006 expenses have been received, so the sweep into the reserve fund has not been finalized. A priority list for tree removal will be prepared. A discussion of purchasing a computer for the clubhouse was tabled until a later meeting.
There being no further business, the meeting was adjourned.
