BOARD OF DIRECTORS’ REGULAR MEETING
THE KNOLLS VILLAGE TOWNHOUSE ASSOCIATION

A regular meeting of the Knolls Village Townhouse Association was held on Tuesday, December 5, 2006 at the association clubhouse at 6:30 PM. Present were directors Barbara Arnold, Cheryl Scher, Dick Campbell, Don Rothschild, Richard Olson and Barbara Stokes; Committee Chairs Harold Arnold, Don Boyson, Ilena Lea, Marilyn Heinle and Fred Langford; and Manager Warren Deutsch. Joan Rowe was present to record the proceedings. One homeowner was also present at the meeting.

A motion was made by Don Rothschild and seconded by Barbara Arnold to accept the financial statements as presented. The motion was passed.

Don Rothschild made a motion to approve the minutes of the November 7, 2006 meeting as written. The motion was seconded by Cheryl Scher and was passed.

Fred Langford, Web-site Manager, stated that the storage of association records on the web-site is not as large an issue as the security of the storage site. Fred also suggested that the Board consider placing a computer in the clubhouse.

Marilyn Heinle, Hospitality Committee, stated that the next function planned is for May, 2007.

Ilena Lea, Clubhouse Committee, reported that the clubhouse was used 9 times in November and is scheduled for use 11 times in December.

Dick Campbell, Pool Committee, stated that finding parts for the pool motor is not an option and asked Warren to obtain prices for a new motor to be installed in February or March.

Don Boyson, Architectural Control Committee, reported that the painting will start in mid-August and should be completed by the middle of October, 2007. No painting will be done in 2008.

Harold Arnold, Publicity Committee, stated that there will be no newsletter in January, 2007. The holiday party will begin at 4:00 pm on Saturday in the clubhouse.

Barbara Arnold, Treasurer, reported that the reserve funds total $324,497.00 as of December 4, 2006. The painting escrow fund balance is $17,112.00. Dues increase notices were mailed on November 20, 2006.

A motion was made by Barbara Arnold and seconded by Don Rothschild to transfer the excess of operating funds for the year ending December 31, 2006 to the reserve funds. The motion was passed.

Warren Deutsch, Maintenance Manager, stated that the fire lane signs have been replaced as needed. The backfilling projects are continuing. There have been complaints regarding a tree service company truck with a large sign mounted in the bed of the truck. It is parked on association property and the owner has been asked to remove the sign. Waste Management will be adding a fuel surcharge on the association’s monthly billing beginning January 1, 2007.

At a planning meeting held by the Board on December 2, 2006, the painting contract from Real Painting Co. for 124 units was approved.

The next planning meeting of the Board will be held on Saturday, January 13, 2007 at 8:00am.

Barbara Arnold made a motion to approve the contract from Joan Rowe for bookkeeping services for 2007. The motion was seconded by Cheryl Scher and was passed.

Board members have received copies of the report from the Association attorney regarding compliance of the association’s documents to SB 05-100 and SB 06-89 for review.

There being no further business, the meeting was adjourned.
