BOARD OF DIRECTORS’ REGULAR MEETING
THE KNOLLS VILLAGE TOWNHOUSE ASSOCIATION
A regular meeting of the Knolls Village Townhouse Association was held on Tuesday, November 7, 2006 at the association clubhouse at 6:30 PM. Present were directors Loren Rohl, Barbara Arnold, Cheryl Scher, Dick Campbell, Don Rothschild and Richard Olson; Committee Chairs Harold Arnold, and Don Boyson; and Manager Warren Deutsch. Joan Rowe was present to record the proceedings. One homeowner was also present at the meeting.
A motion was made by Don Rothschild and seconded by Dick Campbell to accept the financial statements as presented. The motion was passed.
Dick Campbell made a motion to approve the minutes of the October 3, 2006 meeting as written. The motion was seconded by Barbara Arnold and was passed. A motion was made by Barbara Arnold and seconded by Dick Campbell to approve the minutes of the October 10, 2006 annual meeting as written. The motion was passed. Don Rothschild abstained from the voting as he was not present at the October meetings.
An e-mail report from Fred Langford, web-site manager, stated that the September balance sheet, August minutes and new pool rules have been posted on the web-site.
Dick Campbell, Pool Committee, stated that the pool pump needs to be replaced ($1,400.00 - $1,500.00) or, if the parts can be found, repaired ($600.00).
Don Boyson, Architectural Control Committee, reported that the paint contractor has received the new paint costs and should be able to submit a proposal for the 2007 painting.
Harold Arnold stated that the annual Christmas party will be held at the clubhouse on December 9th from 4 to 7 PM. Don Rothschild made a motion to approve the spending of $150.00 for the Christmas party. Dick Campbell seconded the motion and it was passed.
Barbara Arnold, Treasurer, reported that the reserve fund totals $325,300.00 and the painting fund totals $11,442.00. The dues increase notification letter was reviewed and will be sent to homeowners on November 20, 2006.
A motion was made by Dick Campbell to approve the 2007 budget as presented. The motion was seconded by Don Rothschild and was passed.
Warren Deutsch, Maintenance Manager, stated that fire lane sign posts have been straightened, new posts have been set and some signs have been replaced. New signs have been ordered. The backfilling projects approved by the Board have been completed. More backfilling projects will be done during the winter months as weather permits. Clean-up from the October storm damage was minimal. To date, 8 requests for shrub removal have been received.
The owner of 2789 East Fremont Place stated that she has had no cooperation from her neighbor regarding the replacement of the fence between the units. The Board could only offer her limited help.
At a policy and planning meeting of the Board on October 28, 2006, a motion was made by Dick Campbell and seconded by Don Rothschild to spend $900.00 to have the Association attorneys review the Association documents for compliance with SB06-89. The motion was passed.
Don Rothschild made a motion to retain Bill Omeron to audit the Association’s books and prepare the Association’s income tax returns for 2006. Dick Campbell seconded the motion and it was passed.
A motion was made by Dick Campbell and seconded by Don Rothschild to appoint Loren Rohl as President of the board for 2006-2007. A motion was made by Don Rothschild and seconded by Rick Olson to appoint Dick Campbell as Vice-President of the board for 2006-2007. A motion was made by Don Rothschild and seconded by Dick Campbell to appoint Cheryl Scher as Secretary of the board for 2006-2007. A motion was made by Dick Campbell and seconded by Don Rothschild to appoint Barbara Arnold as Treasurer of the board for 2006-2007. All the motions passed.
There being no further business, the meeting was adjourned.
