BOARD OF DIRECTORS’ REGULAR MEETING
THE KNOLLS VILLAGE TOWNHOUSE ASSOCIATION
A regular meeting of the Knolls Village Townhouse Association was held on Tuesday, August 1, 2006 at the association clubhouse at 6:30 PM. Present were directors Barbara Arnold, Cheryl Scher, Don Rothschild, Dick Campbell, Barbara Stokes and Kathleen Sutton; Committee Chairs Fred Langford, Harold Arnold, Marilyn Heinle and Don Boyson; and Manager Warren Deutsch. Joan Rowe was present to record the proceedings.
A motion was made by Don Rothschild and seconded by Barbara Arnold to accept the financial statements as presented. The motion was passed.
Barbara Stokes made a motion to approve the minutes of the July 5, 2006 meeting as written. The motion was seconded by Cheryl Scher and was passed.
A motion was made by Don Rothschild to accept the payment plan submitted by the owner of 2720 East Fremont Place. The motion was seconded by Barbara Stokes and was passed.
A written report submitted by Fred Langford, Web-site Manager, stated that the minutes for the March meeting and the balance sheet for May have been posted on the web-site.
Ilena Lea, Clubhouse Committee, reported that the clubhouse was used 10 times in July,
Marilyn Heinle, Hospitality Committee, stated that the ice cream social was a success. She thanked the Board members for their support and Loren Rohl for the donation of the ice cream. The cost of the Labor Day picnic will be $7.00 for adults and $2.00 for children.
Dick Campbell, Pool Committee, reported that the revised pool rules have been posted in the pool restrooms, on the bulletin board and on the web-site. Three new tables and an umbrella are needed for the pool area. An event for children may be scheduled after the adult swim time on Labor Day.
Don Boyson, Architectural Control Committee, stated that seven requests have been received for windows, doors, patio covers, etc. The rules concerning window air conditioners were discussed. It was suggested that window air conditioning units be removed by October 15th and re-installed only with Architectural Control Committee permission. The committee would like to propose that all of the units left to be painted be done in 2007 and no painting be done in 2008.
Don Rothschild made a motion that issues concerning window air conditioning units be addressed by the Architectural Control Committee on a case by case basis. Barbara Arnold seconded the motion and it was passed.
Harold Arnold, Newsletter Editor, stated that the next issue will be delivered on Saturday.
Barbara Arnold, Treasurer, reported that the current balance of the reserve fund is $335,441.00 and the paint fund balance is $55,732.00.
Warren Deutsch, Maintenance Manager, reported that the landscaper has completed the pruning. The seal-coating project has been completed. Brannan Sand & Gravel has completed the warranty work from 2004.
The split rail fence on the south end of the property has been repaired and the shopping center management company has reimbursed the association for ½ of the cost.
By consensus, the Board will consider requests for the placement of memorials on common property.
The time of the August 26th capital improvement meeting of the Board has been changed to 7:30am at the clubhouse.
Kathleen Sutton will head the Nominating Committee. Two Board members’ terms expire this year.
There being no further business, the meeting was adjourned.
