BOARD OF DIRECTORS’ REGULAR MEETING
THE KNOLLS VILLAGE TOWNHOUSE ASSOCIATION
A regular meeting of the Knolls Village Townhouse Association was held on Tuesday, May 2, 2006 at the association clubhouse at 6:30 PM. Present were directors Loren Rohl, Barbara Arnold, Don Rothschild, Cheryl Scher, Kathleen Sutton, Dick Campbell and Barbara Stokes; Committee Chairs Fred Langford, Harold Arnold, Don Boyson and Marilyn Heinle; and Manager Warren Deutsch. Joan Rowe was present to record the proceedings. Also present at the meeting were 2 homeowners.
A motion was made by Don Rothschild and seconded by Barbara Arnold to accept the financial statements as presented. The motion was passed.
Dick Campbell made a motion to approve the minutes of the April 4, 2006 meeting as written. The motion was seconded by Don Rothschild and was passed.
Fred Langford, Web-site Manager, reported that some old files have been deleted from the web-site.
Marilyn Heinle, Hospitality Committee, stated that the coffee will be held on Saturday, May 13, 2006 at the clubhouse from 9 – 11am. Flyers will be inserted in the newsletter and signs will be posted around the complex.
Kathleen Sutton, reporting for the Clubhouse Committee, reported that the clubhouse was used 14 times in April. The committee is requesting that the carpet and furniture be cleaned. They also requested that the couch be moved from the vents to provide better air flow for the air conditioner.
Don Boyson, Architectural Control Committee, reported that the committee is fully staffed. The committee is receiving responses to the repair letters.
Harold Arnold, Newsletter Editor, stated that the newsletter will be coming out on this Saturday.
Barbara Arnold, Treasurer, reported that the reserve funds total $427,532.00 and the painting fund balance is $38,393.00.
Warren Deutsch, Maintenance Manager, reported that the shrub removal and extra landscaping work has been completed. A few requests for juniper removal have been received since the work was completed. After the final bills are received, the Board will determine if any additional requests can be handled this year. The pool positions are fully staffed. The concrete work in the driveways has been started. The City of Centennial storm drain project is complete except for grading and installation of sod.
Fire lane signs will be left as they are for now. A discussion of replacement or removal will be tabled until a later date.
Don Rothschild will check into the cost and plans available for purchasing a cell phone for the maintenance staff.
Dick Campbell made a motion to spend $9,000.00 for seal coating the driveways previously patched. The motion was seconded by Don Rothschild and was passed.
A motion was made by Dick Campbell and seconded by Barbara Arnold to approve seeking a dues increase from the homeowners; $10.00 to begin January 1, 2007 and $10.00 to begin January 1, 2008. The motion was passed. Don Rothschild abstained from the vote because the motion does not provide for cost of living increases.
The Board established a schedule for the dues increase mailings and voting dates: June meeting, review letters to be mailed to homeowners; July quarterly meeting, present plan and have discussions with homeowners; July 17th, mail letters and ballots; August 25th, deadline for voting by homeowners; and announce the results at the September 5th meeting.
Preliminary estimates for the cost of replacing and upgrading of the clubhouse furnace and air conditioning unit are $6,000.00 - $6,500.00. The insulation of the clubhouse will need to be checked.
Dick Campbell volunteered to head the Pool Committee. The pool rules will be reviewed and revised. A volunteer will be sought to head the Tennis Committee.
By electronic vote, an additional $3000.00 was approved for additional landscaping work.
There being no further business, the meeting was adjourned.
