BOARD OF DIRECTORS’ QUARTERLY MEETING
THE KNOLLS VILLAGE TOWNHOUSE ASSOCIATION
A quarterly meeting of the Knolls Village Townhouse Association was held on Tuesday, April 4, 2006 at the association clubhouse at 6:30 PM. Present were directors Barbara Arnold, Don Rothschild, Cheryl Scher, Kathleen Sutton, Dick Campbell and Barbara Stokes; Committee Chairs Fred Langford, Ilena Lea, Harold Arnold, Don Boyson and Marilyn Heinle; and Manager Warren Deutsch. Joan Rowe was present to record the proceedings. Also present at the meeting were 25 homeowners.
A motion was made by Barbara Arnold and seconded by Don Rothschild to accept the financial statements as presented. The motion was passed.
Don Rothschild made a motion to approve the minutes of the March 7, 2006 meeting as written. The motion was seconded by Cheryl Scher and was passed.
Fred Langford, Web-site Manager, stated that the February balance sheet and the 2005 Audit Report are on the web-site. Fred also asked the Board to establish a policy for the form in which the minutes will be placed on the web-site.
Marilyn Heinle, Hospitality Committee, stated that the first event will be a coffee on May 13, 2006. Fliers will be in the May newsletter.
Ilene Lea, Clubhouse Committee, reported that the clubhouse was used 13 times in March.
Don Boyson, Architectural Control Committee, stated that there is a vacancy on the committee. After a walk through of the 81 units to be painted this year, 34 are in need of repairs. The owners of the 34 units will be mailed notices next week of the repairs needed. The painting will begin in mid-August.
Harold Arnold, Newsletter Editor, stated that there are 30 volunteers delivering the newsletter and the next issue will be delivered on Saturday.
Warren Deutsch, Maintenance Manager, reported that the south entrance and the bed areas along University have been cleaned up. The overgrown shrub areas are being cleaned up as the shrubs are removed. The area of the City of Centennial storm drain project will have sod laid.
Barbara Arnold, Treasurer, stated that the reserve fund balance is $432,105.00 and the painting fund balance is $32,675.00.
The Board presented financial information to the homeowners present at the meeting, including the five-year plan for major repairs and a tentative plan for dues increases to fund the projects.
A motion was made by Don Rothschild and seconded by Cheryl Scher for the 2006 pool season pay rates. The motion was passed.
Cheryl Scher made a motion to approve additional funds for shrub removal and landscaping. The motion was seconded by Kathleen Sutton and was passed.
A discussion of the removal of fire lane signs was tabled. It was decided by the Board that the minutes of each Board meeting will be edited by the secretary and reviewed by the president before being posted on the web-site.
Community wide garage sales will be held on April 21st and 22nd. The Board approved the placement of an ad in the newspaper.
There being no further business, the meeting was adjourned.
