BOARD OF DIRECTORS’ QUARTERLY MEETING
THE KNOLLS VILLAGE TOWNHOUSE ASSOCIATION
A quarterly meeting of the Knolls Village Townhouse Association was held on Tuesday, January 3, 2006 at the association clubhouse at 6:30 PM. Present were directors Barbara Arnold, Don Rothschild, Cheryl Scher, Loren Rohl and Kathleen Sutton; Committee Chairs Fred Langford, Ilena Lea, Don Boyson and Marilyn Heinle; and Manager Warren Deutsch. Joan Rowe was present to record the proceedings. No homeowners were present at the meeting.
Don Rothschild made a motion to accept the financials as presented. The motion was seconded by Barbara Arnold and was passed.
A motion was made by Don Rothschild and seconded by Cheryl Scher to approve the minutes of the December 6, 2005 meeting as written. The motion was passed.
Fred Langford, Web-Site Manager, reported that the web-site problems have been corrected. The state statutes effective January 1, 2006 will be downloaded on to the web-site as soon as they become available.
Marilyn Heinle, Hospitality Committee, stated that the Christmas party at the clubhouse was fabulous and very well attended. The Hospitality Committee is seeking new members.
Ilena Lea, Clubhouse Committee, reported that the clubhouse was used 9 times in December.
Don Boyson, Architectural Control Committee, stated that there is one homeowner who has not responded to the 6-month notice for repairs. The case will be turned over to the association’s attorney and the fee of $240.00 will be added to the homeowner’s ledger. The Board asked Don to visit with the homeowner in a last attempt to have the repairs made and if the homeowner is not responsive, turn the matter over to the attorney.
Barbara Arnold, Treasurer, stated that the reserve fund balance is $387,649.00. After repaying $5,000.00 to the reserve fund, the painting balance is $15,600.00.
Warren Deutsch, Maintenance Manager, presented a bid from Arbor Garden for tree removal and stump grinding work The Board will use the proposal for planning the tree work for this year and prioritize the list in conjunction with the paving work to be done. Bids for concrete and asphalt work will be obtained for the February meeting. American Civil Constructors will be asked to submit a plan and cost estimate re-landscaping the south entrance. The City of Centennial storm drain project is proceeding. A list of capital projects will be compiled and prioritized by the Board. The Finance Committee will be asked to investigate funding options.
There being no further business, the meeting was adjourned.
