THE KNOLLS VILLAGE TOWNHOUSE ASSOCIATION

A regular meeting of the Knolls Village Townhouse Association was held on Tuesday, December 6, 2005 at the association clubhouse at 6:30 PM. Present were directors Barbara Arnold, Don Rothschild, Cheryl Scher, Loren Rohl and Dick Campbell; Committee Chairs Harold Arnold, Fred Langford, Ilena Lea and Don Boyson; and Manager Warren Deutsch. Joan Rowe was present to record the proceedings.

Don Rothschild made a motion to accept the financials as presented. The motion was seconded by Dick Campbell and was passed.

A motion was made by Barbara Arnold and seconded by Don Rothschild to approve the minutes of the November 1, 2005 meeting as written. The motion was passed.

Fred Langford, Web-Site Manager, stated that there are still a few problems related to the web site being moved to a new server. A statement of the role and responsibilities of the Web-Site Committee was presented to the Board.

A motion was made by Don Rothschild and seconded by Dick Campbell to approve the Role and Responsibilities of the Web-Site Committee document as presented. The motion was passed.

Ilena Lea, Clubhouse Committee, reported that the clubhouse was reserved 9 times in November.

Don Boyson, Architectural Control Committee, stated to date there have been 62 requests for ACC approval and 95 violation letters have been sent for mostly minor items. The committee has received a bid from Real Painting Co., Inc. for the 2006 paint cycle. The painting will be done in August and September and homeowners will be notified in March or April of repairs needing to be completed before the painting begins. Don also stated that the painting fund would repay $5,000.00 of the advance for the 2004 painting to the reserve fund.

Barbara Arnold made a motion to accept the bid from Real Painting Co. Inc. to paint 81 units in 2006. The motion passed.

Harold Arnold, Newsletter Editor, stated that there will be no newsletter published in January, 2006. The next quarterly meeting will be on January 3, 2006. A holiday party will be held at the clubhouse on December 10th from 4 to 6 pm.

Barbara Arnold, Treasurer, reported that there is $385,567.90 in the reserve funds and approximately $15,000.00 in the painting fund. After the Board sets its priorities for future projects, the Finance Committee will prepare a plan for future reserve spending and make recommendations for obtaining funding.

Warren Deutsch, Maintenance Manager, presented the contract from American Civil Constructors for 2006 landscape maintenance. The City of Centennial plans to start the storm drain project on December 12th. The contract price with Waste Management for trash removal in 2006 will increase.

A motion was made by Barbara Arnold and seconded by Dick Campbell to accept the landscape maintenance contract for services in 2006 from American Civil Constructors. The motion was passed.

The Board asked Warren Deutsch to obtain a bid for tree removal based on the areas where alley repair work will be done next year and the improvement of the south entrance.

A motion was made by Dick Campbell to allow no video or audio recording of the Association's board meetings. The motion was seconded by Cheryl Scher. The motion was passed, with Don Rothschild abstaining from the vote.

Don Rothschild made a motion to accept the contract from Joan Rowe for bookkeeping services in 2006. Barbara Arnold seconded the motion and it was passed.

A motion was made by Barbara Arnold and seconded by Cheryl Scher to transfer excess income from operations in 2005 to the reserve funds. The motion was passed.

Lighting projects at 2698 East Fremont Place and 2852 East Geddes Place have been completed. The tree at 2607 East Fremont Place has been trimmed and will not be removed at this time. A response letter will be sent to the owner of 2719 East Fremont Place regarding the front door.

There being no further business, the meeting was adjourned.
