BOARD OF DIRECTORS’ REGULAR MEETING
THE KNOLLS VILLAGE TOWNHOUSE ASSOCIATION

A regular meeting of the Knolls Village Townhouse Association was held on Tuesday, November 1, 2005 at the association clubhouse at 6:30 PM. Present were directors Barbara Arnold, Kathleen Sutton, Barbara Stokes, Don Rothschild and Cheryl Scher; Committee Chairs Harold Arnold, Fred Langford, Marilyn Heinle, Ilena Lea and Don Boyson; and Manager Warren Deutsch. Joan Rowe was present to record the proceedings.

Don Rothschild made a motion to accept the financials as presented. The motion was seconded by Barbara Stokes and was passed.

A motion was made by Barbara Stokes and seconded by Kathleen Sutton to approve the minutes of the October 4, 2005 and October 11, 2005 meetings as written. The motion was passed.

Fred Langford, Web-Site Manager, stated that the web-site was moved to a newer and faster server. There have been a few problems with this change that will be resolved soon.

Marilyn Heinle, Hospitality Committee, reported that the fall coffee was a success. The committee will put up holiday decorations at the entrance of the complex on Saturday, November 19th and will turn them on after Thanksgiving.

Ilena Lea, Clubhouse Committee, stated that the clubhouse had 12 reservations in October. Use of the clubhouse has tripled during 2004-2005. A stock of cleaning supplies has been purchased for the clubhouse and it will be decorated for Christmas.

Don Boyson, Architectural Control Committee asked the Board to approve the sending of 30-day notices to homeowners for minor repairs and six-month notices to homeowners for repairs that may need a contractor to complete. Failure to respond to the notices will result in legal action by the Association, with any legal expenses being charged to the owner.

Cheryl Scher made a motion to approve the recommendation of the Architectural Control Committee regarding 30-day and 6-month notices sent to homeowners for repairs and pursuing legal action, at homeowners’ cost, for failure to complete repairs. The motion was seconded by Don Rothschild and was passed.

Harold Arnold, Newsletter Editor, reported that 17 homes displayed carved pumpkins and the winning addresses are: 1st place, 2587 East Geddes Place; 2nd place, 7343 South Knolls Way; 3rd place, 2811 East Geddes Place. A Christmas social will be held on December 10, 2005 at the clubhouse from 4:00pm to 6:00pm.

An electronic vote was conducted to approve the spending of $100.00 for a keyboard player for the Christmas social.

Barbara Arnold, Treasurer, stated that the reserve funds total $400.120.00 and there is $9,478.00 in the painting account. The Finance Committee will be working on a plan for future expenses.

Warren Deutsch, Maintenance Manager, reported that lighting improvements requests have come from the owners of 2698 and 2852 East Geddes Place. A tree removal request has been received from the owner of 2607 East Fremont Place. This tree has been trimmed of its deadwood and will not be removed at this time. Removal of hanging branches from storm damage should take another 1 to 2 days. The owner of 2471 East Geddes Avenue has requested reimbursement for concrete work required on the sidewalk because the step down was more than 14 inches after she replaced her porch. The City of Centennial’s storm drain improvement project is on hold.

A motion was made by Don Rothschild and seconded by Cheryl Scher to approve spending up to $400.00 for the installation of a light at 2698 East Geddes Place and repair of the light at 2852 East Geddes Place. The motion was passed.

Barbara Stokes made a motion to reimburse $208.00 to the owner of 2471 East Geddes Avenue for work required on the sidewalk in the front of her unit. Cheryl Scher seconded the motion and it was passed.

A motion was made by Barbara Stokes and seconded by Cheryl Scher to accept the proposal from Burridge Omeron to audit the books and prepare the tax returns for 2005. The motion was passed.

The Board approved by acclamation the officers for 2005-2006: President, Loren Rohl; Vice-President, Dick Campbell; Treasurer, Barbara Arnold; and Secretary, Kathleen Sutton.

Derek Killmer, son of Darrell Killmer at 2461 East Geddes Avenue, was commended by the Arapahoe County Sheriff’s Department for participation in the apprehension and arrest of two juveniles who committed thirty garage burglaries in the area.

Information is still being gathered for the air-conditioning system in the clubhouse.
