BOARD OF DIRECTORS’ QUARTERLY MEETING
THE KNOLLS VILLAGE TOWNHOUSE ASSOCIATION
A quarterly meeting of the Knolls Village Townhouse Association was held on Tuesday, July 5, 2005 at the association clubhouse at 6:30 PM. Present were directors Loren Rohl, Barbara Arnold, Ken Holloman, Kathleen Sutton, Martin Jepkes, Barbara Stokes and Bob Evans; Committee Chairs Harold Arnold, Fred Langford, Marilyn Heinle and Don Boyson; and Manager Warren Deutsch. Joan Rowe was present to record the proceedings. Also present were three homeowners.
A motion was made by Barbara Arnold and seconded by Ken Holloman to approve the minutes of the June 7, 2005 meeting as written. The motion was passed.
Ken Holloman made a motion to accept the financials as presented. The motion was seconded by Barbara Arnold and was passed.
Harold Arnold, Publicity Committee, stated that the newsletter is costing less than fifty dollars per issue. There will be no newsletter in August.
Marilyn Heinle, Hospitality Committee, stated that the ice cream social will be held on Sunday, July 17, 2005 from 2:00 PM to 6:00 PM.
Barbara Arnold, Treasurer, reported that the reserve portfolio totals $443,426.00 and the painting account balance is $$15,883.00.
Warren Deutsch stated that the asphalt and concrete work has been completed. Lafarge will submit a price quote for crack filling. The pool is running smoothly and an attendant is keeping a daily count of pool usage. Routine landscape maintenance is continuing and shrub trimming should begin about mid-July. Warren will contact Brannan Sand & Gravel regarding some problems with the asphalt work done last year on East Fremont Place.
Don Boyson, Architectural Control Committee, asked that the painting contract between the association and Platte River Capital Projects be terminated by mutual consent. Real Painting Co., Inc. has been contacted to complete the remaining 36 units for $750.00 per unit, an increase of $220.00 per unit. The paint committee requested that the association’s attorney notify Platte River of the termination and that the Board approve the contract with Real Painting. The committee recommended that the Board approve an increase in the painting fee to $15.00 per month.
Fred Langford, Web-site manager, stated that pictures have been added to the web-site and that the “contact us” page has been revised.
Homeowner, Dick Stokes, suggested that contracts for paving be given to H. P. Geo-Tech to update our pavement evaluation study. He also suggested that contracts be written by engineers and not contractors.
The Board will table discussion of Senate Bill 100 until more information is received. The re-landscaping of the south entrance will be addressed on the next walk-through by the Board. Bids will be sought for updating the air conditioning in the clubhouse. The Board decided against a request from a homeowner to erect a flagpole at the entrance of the complex.
The Board thanked Ann Kingery for her donation of two juniper bushes and her help with the planting of the bushes. Six homeowners responded to the call for volunteers. The lettering on the entrance sign will be painted a lighter color. The Board has received positive responses to the community garage sale. The only negative response was that not enough notice was given as to the dates of the sale.
