BOARD OF DIRECTORS’ REGULAR MEETING
THE KNOLLS VILLAGE TOWNHOUSE ASSOCIATION
A regular meeting of The Knolls Village Townhouse Association was held on Tuesday, May 3, 2005 at the association clubhouse at 6:30 PM. Present were directors Barbara Arnold, Loren Rohl, Kathleen Sutton, Barbara Stokes and Bob Evans; Harold Arnold (ACC), Jean Oatman (Pool), Fred Langford (web-site) and Manager Warren Deutsch. Joan Rowe was present to record the proceedings. Also present were 6 homeowners.
Barbara Stokes made a motion to approve the minutes of the April 5, 2005 meeting as written. The motion was seconded by Kathleen Sutton and was passed.
A motion was made by Barbara Arnold and seconded by Barbara Stokes to accept the financial statements as presented. The motion was passed.
The Board approved the spending of up to $65,000.00 this year for concrete and asphalt work. To date, approximately $49,400.00 has been contracted.
Barbara Stokes, Hospitality Committee, reported that the neighborhood coffee will be held at the clubhouse on May 14th from 9:00 - 11:00 AM.
Harold Arnold, newsletter editor, stated that the newsletter will be distributed on Friday.
Jean Oatman was introduced to the Board by Warren Deutsch. Jean and Shelly Cleveland will co-manage the pool this season and will report to the Board or the Recreation Committee throughout the season. A third person will be needed to staff the pool.
Warren Deutsch stated that asphalt crack filling had begun on April 18th, but was stopped because of weather conditions. Concrete replacement should begin about mid-month and asphalt replacement will begin after the concrete work is completed in the alleys. A review of the specifications for the asphalt work was completed by H P. Geotech and found to be acceptable. The City of Centennial will start reconstruction of the storm drain outlet about mid-month and will use the existing easement agreement.
Barbara Arnold, Treasurer, reported that the account for reserves has a balance of $437,400.00. The balance in the painting escrow account is $30,470.00.
Harold Arnold, reporting for the Architectural Control Committee, stated that this year’s painting has begun and will continue when weather permits.
Homeowner, Ann Kingery, stated her concerns regarding the need for a landscape committee to oversee the aesthetics of the area, the updating of the landscaping in the fronts of the units and a need for improved lighting. Ann volunteered to take pictures of areas of concern and submit them to the Board.
Fred Langford demonstrated the association web-site.
Pool registration will be held at the association clubhouse on May 18th and May 21st. Current owners’ cards will be updated to expire in 2009. New owners and new renters will need to sign pool agreements. The current pool rules will remain in place.
Kathleen Sutton reported that 8 volunteers will clean the clubhouse. The carpet will be professionally cleaned after the May 14th tea.
Bob Evans made a motion that the Board accept an offer from the owners of 2540 East Geddes Place to share the cost of replacing their garage apron, although not included in the current concrete budget. The motion was seconded by Kathleen Sutton and was passed. The cost for the replacement is estimated to be about $375.00 and will be added to the project list for Deco Stamp Concrete Co.
A response letter was drafted to the resident at 2757 East Geddes Avenue regarding the paint color of her unit.
