BOARD OF DIRECTORS’ QUARTERLY MEETING
THE KNOLLS VILLAGE TOWNHOUSE ASSOCIATION
A quarterly meeting of The Knolls Village Townhouse Association was held on Tuesday, April 5, 2005 at the association clubhouse at 7:00 PM. Present were directors Ken Holloman, Barbara Arnold, Loren Rohl, Kathleen Sutton, Martin Jepkes, Barbara Stokes and Bob Evans; Committee Chairs Don Boyson and Marilyn Heinle; and Manager Warren Deutsch. Joan Rowe was present to record the proceedings. Also present were 20 homeowners.
Barbara Arnold made a motion to approve the minutes of the March 1, 2005 meeting as written. The motion was seconded by Loren Rohl and was passed.
A motion was made by Barbara Arnold and seconded by Barbara Stokes to accept the financial statements as presented. The motion was passed.
Marilyn Heinle, Hospitality Committee, stated that there will be a neighborhood coffee held at the clubhouse on May 14th. Also planned for this year are an ice cream social on July 17th, the Labor Day picnic on September 5th and another coffee on October 15th. Volunteers will be asked to clean the clubhouse. The committee is looking into having the carpet, windows and furniture cleaned.
Harold Arnold stated that 24 people have volunteered to deliver the newsletter.
Warren Deutsch stated that asphalt crack filling will begin soon and that 4 driveways will be replace this year. Concrete work is also being scheduled. Repairs to the storm drain outlet retaining wall will be made after a temporary easement agreement is made with the city.
Barbara Arnold, Treasurer, reported that the account for reserves has a balance of $413,229.00, invested in T-bills, Treasury Notes and money market funds. The balance in the painting escrow account is $25,794.00.
Don Boyson, Architectural Control Committee, reported that repair notices were sent to 45 of the 76 units to be painted this year. Those owners may contract with Platte River for the repairs, hire their own contractor or make the repairs themselves. The painting will be started later this month. One resident asked the Board to consider adding a third green paint.
Barbara Stokes made a motion to accept the bid from Lafarge North America for asphalt replacement after H. P. Geotech has reviewed the specifications. The motion was seconded by Martin Jepkes and was passed.
A motion was made by Ken Holloman and seconded by Barbara Arnold to contract with Decostamp Concrete Company for concrete repairs. The motion was passed.
The association will begin to remove trees and shrubs in the common area in the alleys behind the garages because of damage to the concrete and asphalt caused by the roots. Warren Deutsch met with Comcast regarding laying conduit for the cable in areas where the landscaping needs attention. The area outside of the entrance of the clubhouse will be looked at for a possible landscaping project.
Martin Jepkes made a motion that the hours of operation of the pool for this season be from 11:00am to 7:00pm and, if there is demand, the operating hours may be changed after the season begins. The motion was seconded by Barbara Stokes and was passed. Loren Rohl voted in opposition to the motion.
Pool registration will be held on May 18th and May 21st.
The painting resolution for the overage of the 2004 painting cycle was tabled for an electronic vote.
Loren Rohl volunteered to become president of the Board of Directors.
There being no further business, the meeting was adjourned.
The Board went into executive session.
