BOARD OF DIRECTORS’ REGULAR MEETING
THE KNOLLS VILLAGE TOWNHOUSE ASSOCIATION
A regular meeting of The Knolls Village Townhouse Association was held on Tuesday, May 6, 2003 at the association clubhouse at 7:00 PM. Present were directors Bob Evans, Don Rothschild, Mary Berlin, Susan Johnson and Ken Holloman; committee chair Don Boyson; and Manager Warren Deutsch. Joan Rowe was present to record the proceedings. Also present were homeowners Jody Block and Bill Fralick.
Because of health reasons, Jack Buckwalter has resigned from the Board.
A motion was made by Don Rothschild and seconded by Susan Johnson to pay the association bills. The motion was passed.
A motion was made by Don Rothschild and seconded by Mary Berlin to acceptthe financial statements as presented. The motion was passed.
Mary Berlin stated that two companies specializing in association reserve studies have been contacted and she is waiting for responses.
Don Boyson, Architectural Control Committee, stated that the city of Centennial is cracking down on contractors for not getting permits from the city. Don presented the Board with painting requirements either for single-source painting or for contractors hired by the homeowners. The committee has volunteered to obtain signatures for the modified amendment changes.
The next meeting of the committee will be held on Monday, May 19th.
Warren Deutsch reported that about 80 - 85 pine, spruce and junipers trees need to be trimmed because of the March storm damage. A motion was made by Ken Holloman and seconded by Susan Johnson to contract with Arbor Garden Tree and Landscape Service to spend up to $8,000.00 to trim the trees damaged in the March storm. The motion was passed.
The pool attendants for this season will be Shelley Cleveland, Joe Mottl, Mark Cleveland, Faye Ewing and Chris Mahoney. Being a personnel issue, the wages for this year’s attendants were set in executive session.
Don Rothschild made a motion to compensate Mike Hammer $125.00 for contacting someone who could reuse the upper tennis court fencing material and pulled the posts. Susan Johnson seconded the motion and it was passed.
The process to amend the covenants will start again. The modified documents will be reviewed by the attorney, a cover letter will be written and reviewed by the attorney, the homeowners will be notified by mail or in person and signatures will be collected. The attorney has already reviewed the modified amendments.
A motion was made by Don Rothschild and seconded by Ken Holloman to approve the modified amendments, as corrected by Mark Payne, the Association attorney. The motion was passed.
Mary Berlin made a motion to appoint Susan Johnson as secretary of the Board. Don Rothschild seconded the motion and it was passed.
Don Rothschild made a motion to approve the minutes of the April 1, 2003, as written. Ken Holloman seconded the motion and it was passed.
Bob Evans reported that the attorney has reviewed the pool rules and they have been modified. A copy of the final document will be e-mailed to Board members for approval. The pool attendants will handle registration at the pool. The association attorney and the association insurance agent have stated that the waiver signed by homeowners who use the pool is not required.
There being no further business, the meeting was adjourned.
