Minutes January 7, 2003

BOARD OF DIRECTORS’ QUARTERLY MEETING
THE KNOLLS VILLAGE TOWNHOUSE ASSOCIATION

A quarterly meeting of The Knolls Village Townhouse Association was held on Tuesday, January 7, 2003 at the association clubhouse at 7:00 PM. Present were directors Bob Evans, Don Rothschild, Mary Berlin and Susan Johnson; and Manager Warren Deutsch. Joan Rowe was present to record the proceedings. Also present were about 35 homeowners.

The following committee reports were given by Bob Evans: Architectural Control (problems are under control at this time, committee style is having an effect with the homeowners and more volunteers are needed); Publicity (winter newsletter cost $223.00 for printing and postage, the newsletter has some new advertisers and the deadline for the Spring issue is March 7, 2003) Hospitality (no recent activity, the clubhouse has had increased usage this year and more volunteers are needed).

Mary Berlin, Treasurer, stated that the associations investments are secure.

Warren Deutsch reported that the landscape contract is being finalized. General maintenance is ongoing and includes trimming, footbridge repair and general clean up.

At the open portion of the meeting, the issues relating to the proposed covenant changes were not discussed as there will be a meeting on January 14, 2003 for this matter only.  The condition of the streets and alleys were discussed and the Board stated that $40,000.00 has been budgeted to 2003 work.

Don Rothschild made a motion to accept the financial statements, as presented. The motion was seconded by Susan Johnson and was passed.

A motion was made by Don Rothschild and seconded by Mary Berlin to pay the association bills. The motion was passed.

The Board decided to proceed with the removal of the upper tennis courts. Warren was asked to present ideas for landscaping the island areas with water conservation in mind. Warren was also asked to identify trees that will need to be removed and look at costs for this year’s tree replacement program. The trumpet vines for the gazebo area at the pool need to be priced. Ideas are needed for the landscaping around some of the parking areas.
