BOARD OF DIRECTORS’ QUARTERLY
MEETING
THE KNOLLS VILLAGE TOWNHOUSE ASSOCIATION
A quarterly meeting of The Knolls Village Townhouse Association was held on Tuesday, July 2, 2002 at the association clubhouse at 7:00 PM. Present were Directors Bob Evans, Dick Stokes, Don Rothschild, Lorraine Black and Fred Langford; Committee Representatives Ron Brazda and Don Boyson; and Manager Warren Deutsch. Joan Rowe was present to record the proceedings. There were about 20 homeowners at the meeting.
A motion was made by Don Rothschild and seconded by Lorraine Black to accept the financial statements, as presented. A motion was made by Don Rothschild and seconded by Dick Stokes to pay the association’s bills.Both motions were passed.
Don Rothschild made a motion to approve the minutes of the June 4, 2002 meeting, as written and the Record of Motions of the June 4, 2002 meeting, as written. The motion was seconded by Fred Langford and was passed.
Don Boyson, Architectural Control Committee, stated that homeowners generally have been cooperative regarding building maintenance. The committee is in need of one area walker.
Ron Brazda, Recreation Committee, stated that the pool is being co-managed by Shelly Cleveland and Joe Mottl. About $300.00 have been collected in late registration fees and pool key sales. Ron Brazda is resigning as chair of the Recreation Committee.
Lorraine Black, Hospitality/Clubhouse Committee, stated that a July 21st pot luck will be held around the pool or clubhouse. The Labor Day picnic will be on September 2, 2002.
Warren Deutsch reported on changes necessary to follow the watering
restrictions.
He is also exploring several options for the air conditioning in the
clubhouse. Nine locations were presented for tree replacement in
the next month. The trees will be purchased from various suppliers
for a total of approximately $450.00.
It was reported by Bob Evans that the covenant issues covering financial, single source painting and renters are being prepared and reviewed at this time. A cost estimate for single source exterior painting will be prepared by Don Rothschild. Approximately 68 buildings would be painted per year and run on a 5-year cycle. A contract for building repairs will be separate from the painting contract.
Lorraine Black will chair the Nominating Committee. Three directors’ terms will be expiring in October: Dick Stokes, Fred Langford and Steve Pirazzi.
The landscaper has requested a partial payment of the third installment for the landscaping project. The consensus of the Board is that the third payment will be made when the project is completed.
Dick Stokes has prepared a request for proposal for the removal of the upper tennis courts and the landscaping of the area. Copies will be distributed to the Board members.
Additional meetings may be held for the issues of the upper tennis
courts removal, single source painting and covenant changes.
There being no further business to come before the Board, the meeting
was adjourned
