Minutes of February 5th, 2002
BOARD OF DIRECTORS’ REGULAR MEETING
THE KNOLLS VILLAGE TOWNHOUSE ASSOCIATION

A regular meeting of The Knolls Village Townhouse Association was held on Tuesday, February 5, 2002 at the association clubhouse at 7:00 PM. Present were Directors Bob Evans, Dick Stokes, Don Rothschild, Lorraine Black, Fred Langford, Steve Pirazzi and Jack Buckwalter;

Committee Representative Donna Whitney; and Manager Warren Deutsch. Joan Rowe was present to record the proceedings.

Don Rothschild made a motion to accept the financial statements, as presented, and to pay the association’s bills. Fred Langford seconded the motion and it was passed.

A motion was made by Don Rothschild and seconded by Lorraine Black to approve the minutes of the January 8, 2002 meeting, as corrected and the Record of Motions of the January 8, 2002 meeting, as corrected. The motion was passed.

Donna Whitney, Publicity Committee, stated that the deadline for the next newsletter is February 22, 2002. It will contain the correct budget, the collection policy and pool registration information.

Steve Pirazzi asked the Board to consider forming a committee to manage and disseminate information of the association.

Lorraine Black, Hospitality/Clubhouse Committee, reported on the events planned for 2002. The committee would like to discuss cleaning of the clubhouse.

Bob Evans stated that 41 6-month notice letters regarding neat and attractive issues have been sent to homeowners by the Architectural Control Committee.

Warren Deutsch reported on the cost of replacement of the flooring in the basement of the clubhouse. The Board decided that the flooring in the restrooms and the hallway should be replaced with a slip-resistant flooring product. The prep work will be done by Warren and Harold Arnold and then firm bids will be obtained from installers.

A motion was made by Fred Langford and seconded by Don Rothschild to contract for the removal of 3 trees at 7352 So. Columbine Way, 2504 East Geddes Avenue and 2594 East Geddes Avenue, with stump grinding to be done at Warren’s discretion. The motion was passed.

Fred Langford made a motion to adopt a collection policy to be effective on March 1, 2002. The motion was seconded by Don Rothschild and was passed.

The Board, with the association attorney, will begin the formulation of a renter policy.

Discussion of phone options will be tabled until the next meeting. A street survey will be available for the March meeting.

A motion was made by Dick Stokes and seconded by Don Rothschild to accept an addendum for the landscape architectural services of Rockne Corty Design, Inc. for $125.00 per hour. The motion was passed.

The removal or maintenance of the upper tennis courts was briefly discussed. Until more dollar figures can be obtained, the discussion will be tabled.

There being no further business to come before the Board, the meeting was adjourned.
