Guidelines For Exterior Maintenance

Replacement of any of the following must maintain likeness of the original:

• GARAGE OVERHEAD DOOR: Replace with steel insulated door, 4 vertical sections with 8 horizontal panels. Paint field color of unit.
• GARAGE SIDE ENTRY DOOR: Replace with likeness of original, Metal or quality wood. Paint field color of unit; paint edges of (wood) door to inhibit moisture damage.
• SHUTTERS: Replace with likeness of originals; synthetic recommended. Shutters must be same length as originals; width 14" or 15". Paint, as may be needed, to coordinate with unit trim.
• ROOF (FLAT): Replace with built-up gravel or modified rolls. Color must be neutral to complement unit pitched roof. Flashing must be painted.
• ROOF (PITCHED): Replace with 15 to 25 year Timberline or Elk Prestique shingles; same color as original.
• GATES: Maintain as original. Replace with cedar slats.
• WINDOWS: All replacement windows must have muntins/grids in likeness of original windows.
• GUTTERS: Replace with 4" or 5" aluminum or steel gutters; must be painted to match fascia trim.
• DOORS (STORM and SECURITY): Replacement doors must complement Colonial style of community. Finish of doors to complement unit field color and trim.
• DOORS (MAIN, BACK/FRONT): Replacement doors must complement Colonial style of community. Finish of front door is to be as designated in painting requirements.
• LIGHT FIXTURES: Additions and replacements must complement Colonial style of community.

All painting must be completed within 30 days of installation.
